This early 1900’s creole cottage was in desperate need of attention, specially to meet modern building standards. When I was called to see this house, the Walls were crumbling, the floors had green carpet, cat urine had penetrated the sub-flooring, the foundation was tilting, northing was up t date. My proposal for this project was to become an investor where as a designer and Construction Manager I made my profit at the completion and sell of the property, hence it was on my best interest that the project meet my co-investor expectations, and my expectations, and that my building crew understood the design intent. This model of soft Investor has generated momentum and interest from folks that want to jump into the residential investment business yet the don’t have the funds to pay for soft cost.
